Housing Developments Underway from Dream Design

One major facet of Dream Design’s work is the creation and development of additional options for housing in Rapid City and the surrounding area. 

Many of our projects are “mixed use” projects that consist of a mix of both residential and commercial uses – with occasional industrial uses, medical facilities, or education sites as well.

When tackling the residential side of a project, Dream Design is often developing these subdivisions into “build ready” lots where the bare land will be surveyed, civil engineering work will be completed, the ground will be graded, utility systems will be installed, and streets, roads, and individual parcels will be established. 

The Dream Design team determines the lot size, shape, and structure of the neighborhood with the guidance of City development codes, the geography of the area, and the type of homes that will be built in the development. 

To meet Rapid City’s varied needs, the Dream Design team is developing home lots in a wide range of sizes and price points so that more of our people may be served and the City can grow healthily and strategically.

Here’s a look at a handful of residential projects Dream Design is currently developing:

52 Acres off Elk Vale & Highway 44   |   Map It

The Johnson Ranch Subdivision: The Johnson Ranch Subdivision is a 52 acre mixed use subdivision off Elk Vale and Highway 44. The subdivision will feature 90+ affordable homes ranging from $150,000 to $190,000.

This development has been a huge hit in the Rapid City area, proving this is a much needed service point for our community. The covenant-controlled homes at Johnson Ranch are being built exclusively by Hunter Homes and offer select floorplans with a menu of options to help keep the homes at an attainable rate.

Johnson Ranch may be accessed off Valley Drive or Saint Patrick Street in East Rapid City and the fourth and final phase of these affordable single family lots are currently under construction.

The Diamond Ridge Subdivision: The Diamond Ridge Subdivision is another effort towards meeting the need for more affordable and workforce housing options in the Rapid City Area.

Homes in the Diamond Ridge Subdivision range from $179,000 to $210,000 and offer a bit more customization and a larger footprint than the homes at Johnson Ranch.

These 160+ Affordable Homes are also being built by Hunter Homes and may be accessed via Cadillac Drive in East Rapid City. The first phase of these homes has just been completed and development of the lots continues to prepare the land for the next phase of construction.

700 Acres from Eglin & East North to Hwy 44   |   Map It

The Shepherd Hills Subdivision: The Shepherd Hills development is a staggering 700 Acre project that spans from Eglin and East North to Highway 44. The Diamond Ridge development is actually the southern leg of the overall Shepherd Hills project near Highway 44.

With such a vast spread, the Shepherd Hills development will feature many uses beyond housing with industrial and commercial uses as well as a future potential site for Rapid City Area Schools.

One of the most prominent features of the development will be a 606 unit Class A apartment complex that will sit just behind Menards. In addition to the apartments, there are plans for over 1,500 single family homes!! The goal for these homes is to be in that mid-range around “affordable and workforce” pricing levels to still allow this project to be attainable to a broader base of customers in the Rapid City and Box Elder areas.

There is also discussion to allow for smaller-than-code lot options for a potential “tiny homes” or “garden home” development. A mobile home/modular home community is also in the works.

Off East Colorado Boulevard in Spearfish, South Dakota   |   Map It

The Miller Creek Property: The Dream Design team is in the initial phases of design and development for a 128 lot subdivision in East Spearfish that will feature affordable and workforce housing. Our team was selected after a bid/proposal process by Spearfish City Leadership and the Spearfish City Council to construct these homes as soon as summer of 2021. 

We are excited to be working in the Spearfish area and to work collaboratively with City Leaders to help determine the vision of this project and meet the need for attainable housing in this area. Civil engineering, survey, and design are currently underway and much of the land development and utility installation will be complete before the project is ready for our team. 

161 Acres off Elk Vale and Highway 44   |   Map It

The Orchard Meadows Subdivision: The Orchard Meadows subdivision is 161 acres off Elk Vale and Highway 44 and is located behind the Common Cents and Inferno Food by Fire.

The Orchard Meadows development is a beautiful master planned community that will offer multiple housing options including single family homes, townhomes, and apartments.

The Orchard Meadows development also features access to the Elks Golf Course, a walking trail system that encircles the development, and ample green space to add to the coziness and beauty of the area.

The sixth and final phase of single family lots in the Orchard Meadows project are now available. Many homes in the Orchard Meadows area are ranch style homes and range from $250,000-$380,000. 

121 Acres from Minnesota Street to Highway 16   |   Map It

The Scotland Hills Subdivision: Our Scotland Hills development is one of our newest housing projects and will offer so much value to incoming homeowners.

The project is accessible from the end of Minnesota Street in South Rapid City and terminates with a cul-de-sac near Highway 16. These lots will range from 2 to 40 acres and offer the ultimate in luxury and beauty with views of the City and canyon ridge around the development.

Grading of the project is still underway so pricing is yet to be determined. These custom homes may easily start at $400,000 or $500,000+ and the sky is the limit for the size, intricacy, and customization these homeowners desire.

Off Kansas City Street & East Boulevard   |   Map It

The Kansas City Street Lofts: The Kansas City Street mixed use project is our first foray back into apartments following our successful renovation of the former NAU dorms into the always-booked College Station Apartments further down on Kansas City. 

This Kansas City Street project will feature 45-54 loft apartments with 1-2 bedrooms and is aimed to be in the affordable to mid-market rate rent range. Laundry facilities will be available in the complex and three to four businesses will fill the first floor of the structure.

Planning and design work are well underway and construction of the complex is due to begin soon.

The need for clean, safe, affordable, and comfortable housing is one of our most basic and essential needs. At the Dream Design team we are honored to get to develop projects that can fill the gaps for Rapid City’s growing population and hopefully provide beautiful neighborhoods that can help our people thrive.

While we have several projects underway, we are always adding to the scope of our inventory to continue to develop our community and offer a wide selection of options.

We aim to find the best locations in town that offer amazing views, great access, safe neighborhoods, and useful amenities nearby and will continue to grow and expand these projects as the need demands.
