2021: A Year in Review

December 31, 2021

2021 brought a lot of growth and change to the Rapid City area, with the need for more housing taking center stage.

The Dream Design team had the honor of partnering with many local builders, realtors, construction crews, bankers, lawyers, title companies, architects, engineers, bookkeepers, suppliers, City and government leaders, and more to help address the housing shortages and bring new home lots, apartments, townhomes and single family homes to the area.

We also worked with some exceptional teams to bring in new commercial construction projects and medical facilities like the 100,242 sqft State BOA One-Stop Complex and the 49,900 sqft VA Community Based Outpatient Clinic.

It is awesome to reflect on the past year and see what was made possible by so many community partners joining together and we can’t wait to continue working together to build Rapid City in the years to come.

KC Lofts Large Group Move-Ins

A major project for the Dream Design team in 2021 was the construction of the KC Lofts Mixed Use complex on the corner of Kansas City Street and East Boulevard.

The KC Lofts is a four story, 51,600 sq ft complex with three stories of residential apartments and four commercial suites on the main level.

The Dream Construction team was highly involved with the project helping to make all of the decisions for a complex like this – paint colors, material types, unit layout, etc., and our crews even got their hands dirty doing a ton of the framing and finishing on the apartment units to race to our August 1 finish line.

Thirty units – the whole third and fourth floors – moved in over the weekend of July 31st/August 1st with a coordinated effort from the Dream Design and Dream Construction teams, polishing up punch list items and managing access to the elevator.

Tenants booked 1 hour time slots to get all of their items up to their suites as fast as possible to avoid congestion and chaos in the parking lot and lobby.

We got to meet rockstar family members and friends who did all of the heavy lifting to load and unload an apartment worth of stuff in such a short time.

After the initial move in for floors 3 and 4, the Dream Construction team worked to finalize the second floor so all 15 remaining units could be occupied by September 1.

Landscaping was polished off in September and High Plains Physical Therapy officially opened their clinic on the commercial side in October.

The KC Lofts have sure brought this corner of Rapid a long way from the old dilapidated cabins that were falling apart – rotted floors, asbestos, and worse – to this well polished complex with granite countertops and brand new appliances in clean, affordable units for students and working professionals.

31 Scotland Hills Lots Close

The Scotland Hills subdivision at the west end of Minnesota off 5th kept us all busy this year, with the Dream Construction crew installing utilities and the Dream Design team wrapping up letters of intent and purchase agreements on 31 of the 34 available luxury home lots.

The property was platted, readying the lots for sale and the road was paved and the street lights installed to help polish the development off just in time for many of the lots to close on July 31st. 

Initial homes are now under construction in the subdivision that’s guided by restrictive covenants to help protect the aesthetics of the neighborhood and allow homeowners to maximize their investment.

Now, only 3 lots remain available heading into 2022. We’re excited to see these lots fully built out and this Black Hills hideaway fully occupied.

We’ll also spend time and energy this year polishing up “Scotland South” with a few additional lots on the southern border of the 119 acre project.

Shepherd Hills Homes, Apartments, and East Anamosa Extension

At the end of Anamosa Street just behind Menards, the 700-acre Shepherd Hills subdivision is starting to take shape.

Single family homes are underway all along Philadelphia Street and in 2021, builders began constructing homes in cul-de-sacs on the south side of Philadelphia.

Aaron and Solomon court were built up as fast as possible to keep up with the demand as buyers were on the lookout for homes in this price range.

Next to the single family homes on Aaron Court, three apartment buildings and a clubhouse went vertical preparing approximately 220 more units for the market.

Down the hill on the south west end of Philadelphia a 55+ modular home community called “Shepherd’s Meadows” was built out and starting to be occupied.

And, over the hill, grading and site work crews began tackling the large scale project of extending East Anamosa Street.

The Anamosa Street extension has been a goal of the Major Street Plan of the City of Rapid City for years, and when the work is completed, Anamosa will extend beyond Philadelphia Street to the east past Homestead Street.

The road extension will bridge a gap on Rapid City’s east side and allow much more efficient travel across town with easy access to the 2400+ housing units coming to Shepherd Hills and a new site for Rapid City Area Schools.

Buildouts at Buffalo Crossing

In 2021, the Hope Court Strip Mall at Buffalo Crossing was the source of all the action, with all five units closing to individual buyers.

The Dream Construction team helped general the buildout for Unit 5 – a second location for our friends at the Gyro Hub 2.

Mike and Kyle led the way helping to polish all of the decisions and details – colors, floor samples, mechanical unit specs, etc. and they delivered the suite in time for the Gyro girls to open for business on March 20th.

State Farm Insurance also opened up shop, with additional suites for a nail salon and chiropractor scheduled to open this year.

On that same corner of Buffalo West, the Security First Investment bank began construction, getting quite far along before year’s end.

Construction on the VA Community Based Outpatient Clinic also began this year with sitework and grading and preliminary foundation work completed.

Across the Highway 16/Catron Boulevard divide, single family homes at “Buffalo South” continued to be built out, nearly finishing off the residential lots previously created.

And, the Dream Construction sitework and utility team remade Lot F across from Hangers Prosthetics into 13 more single family home lots, with construction for those starting soon.

Major Transformation at Dakota Market Square

All of the work on Dakota Market Square’s renovation really shined in 2021, with the former Kmart building getting a major facelift and new façade to match the uplift from Phase 1. Paving and landscaping were also a focus on the exterior renovations for this phase.

Inside, the Dream Construction team poured countless hours into a remodel for The Salon Professional Academy [TSPA] – the cosmetology school formerly known as Black Hills Beauty College and helped develop a gorgeous 12,500 sqft state-of-the-art salon that was so successful, it will be used as a model for future salon franchise renovations!

The school features an esthetics room, massage room, nail bar, hair coloring stations, styling booths, and classrooms and was opened with a red carpet premiere on November 18th. The salon is located on the far west end of the former Kmart building.

Next to TSPA, Monument Health remade an additional 16,000 sqft of the Kmart into a brand new dialysis clinic that brings essential care to Rapid City’s northeast side.

After the demolition of the old Hardee’s location in 2020, a new, 10,000 sqft strip mall took shape. The new retail complex was nearly ready for business by the close of 2021 with many of the internal buildouts for the 5 new tenants nearly complete.

Sky Ridge Home Construction Begins!

Another big highlight of 2021 was the work on our Sky Ridge Development in Spearfish.

Sky Ridge is located off Exit 17 and Colorado Boulevard in Spearfish and will have up to 150 homes when the project is complete. The development will also feature a sports complex with soccer fields, softball/baseball, and a mountain bike track.

All homes in Sky Ridge are considered workforce/affordable housing, with even the top-tier homes maxing at the South Dakota Homebuyer’s first-time homebuyer limit. 

Sky Ridge has a waitlist of nearly 400 people looking to get a chance to call Sky Ridge home. 

Unlike other projects by the Dream Design team, after the initial conceptual plans were drafted for the development, we were not involved in the engineering, sitework or utilities for the subdivision, and instead are responsible only for the construction of homes.

The City of Spearfish and regional contractors completed the work on the first 10 lots and our team was able to begin building foundations before the end of the year!

The team is now working full speed ahead to get these homes built to meet the incredible demand.

The project is much needed – as homes under $300,000 are incredible sparse – and we are honored to be partnering with the City to help make this dream a reality.

Liberty Plaza Moves Quick

One of the fastest transformations we saw this year was the work on Liberty Plaza in Box Elder. The 110-acre property went from raw ground to fully graded with phase 1 streets installed and the 58,000 sqft Liberty Center breaking ground and going vertical.

Single-family homes on the south end of the project will begin construction in early 2022, as will the 229 apartments for Lloyd Companies. New residential and mixed-use facilities near the main plaza will also begin next year.

Going Vertical on the State BOA

Grading and site crews wasted no time after the March 26th groundbreaking and had machines moving before the last event guest left the site.

Steel framing was erected and the building envelope soon followed.

Paving on the first portion of the parking lot was also completed, putting the project on schedule for opening the facility in late 2022.

Final Touches on the Orchard Meadows Community

Final construction on the last remaining single-family homes occurred throughout much of 2021 with Hills View Homes building out all of their 16 lots in the subdivision. The 11-acre townhome lot saw many of their townhomes completed and ready for move in, and Muth and BestGen’s apartments were also nearly tenant-ready. Creekside Apartments along Elk Vale also started construction and will go vertical in 2022. Only one small 0.31-acre lot remains before the neighborhood is fully complete.

New Apartment Construction Begins at Johnson Ranch

Closing on the 5.66-acre lot at Johnson Ranch occurred in April 2021 and construction began on Muth’s apartments which should be going vertical in 2022. H Lots were also deeded to the City of Rapid City in February.

With just a few lots remaining in the subdivision, Johnson Ranch should be fully complete by late 2022 or early 2023.

Diamond Ridge Adds More Homes and New Apartments

Diamond Ridge Boulevard was extended even further to the north with additional paving on Radiant Ave to the west. Homes continue to be sold faster than construction can be completed, and the final lots for this phase should be built out in 2022.

Construction on the Moonlight Apartments also began in 2021 with footings and foundations poured for the first of several 15-unit complexes along Valley Drive on the southwest side of Diamond Ridge.
